End of tenancy cleaning
Changeover day does not move. Regency cleans to inventory standard between tenancies, scheduled to your dates, and photographs the finished property — which turns any deposit dispute from an argument into a short conversation with a date stamp on it.

Common questions
- What does inventory standard actually mean?
- The property is returned to the condition recorded at check-in, allowing for fair wear and tear. In practice the disputes are almost always about ovens, extractor filters, inside cupboards and behind appliances — so that is where the time goes.
- Can you work to a same-day changeover?
- Often, if we know in advance. Back-to-back changeovers are resourced differently from a standard clean, because there is no margin: the incoming tenant arrives whether or not the oven is finished.
- Do you clean carpets as part of it?
- Where the tenancy agreement requires it or the condition demands it. It is worth confirming up front, because it is the item most often assumed to be included and most often quoted separately.
- What about student properties in July?
- That is the peak, and it needs booking early. Student changeover compresses a year of turnarounds into about three weeks, and the agencies who get it done are the ones who scheduled in May.
- Do you clean the oven properly?
- Yes, including racks, trays, door glass and the interior — which is the single most disputed item in deposit returns and the one most often skipped in a cheap clean.
- What if the tenant left rubbish?
- It is removed and disposed of under duty of care. It is priced separately from cleaning because volume varies enormously, and pretending it is included is how surprise invoices happen.
